Tenants Process
The application process for one of our rentals is fairly simple, just follow the steps below:
| Home Page | Step 1 | We will
need a completed Rental Application Form, along with a signed Disclosure of Brokerage Form which indicates that in this transaction
IPM represents the landlord. We will also need a check for the
processing fee ($35/adult or $35/married couple) and a check for the first
month's rent. The checks should be made payable to "Independent
Property Management, LLC". The forms and checks can be mailed or dropped off at the following address: Paul Challis - 47818 Blockhouse Point Place, Sterling, VA 20165. |
| Step 2 | We will run your credit, contact your current landlord and employer for a reference. If all looks fine we will present your application to the landlord for a final decision | |
| Step 3 | Once fully approved we will draw up a Deed of Lease with any associated Addendums such as a Lease Addendum and/or Pet Addendum for you to sign. At this stage the first month's rent check will be cashed. | |
| Step 4 | You would need to transfer the utilities into your name (we will supply the contact details) and set up an automatic transfer of the rent into the IPM bank account, to start from the 2nd rental month. | |
| Step 5 | On the rental start date, or as mutually agreed, we will need the security deposit and any pet deposit if applicable - in the form of a cashier's check or money order made payable to Independent Property Management, LLC. Also we will need to see proof of your Renter's Insurance policy. We can then do a Walk-Thru of the property with you and hand over the keys. | |
| The property is then yours to enjoy! Any maintenance issues just call us and we will address. You will have certain responsibilities towards maintenance, such as changing light bulbs, HVAC filters, etc but these will be outlined to you. |
