Property Owners Process
If you are thinking of using us to manage your rental property(s) then these are typically the steps we would follow:
| Home Page | Step 1 | We would meet to discuss what you are looking for, the services we offer, our fee structure, etc. At this meeting we would examine the property for rental suitability, suggest any changes needed and assess a reasonable market rent value. |
| Step 2 | We would formalize any agreement using a standard Property Management Contract and Exclusive Right to Lease Agreement. | |
| Step 3 | A sign and lockbox would be placed on the property and the details enter into the Multiple Listing Service (MLS). The property would also be advertised on a number of web sites including Realtor.com, Homesdatabase.com and Craigslist.com. Newspaper advertising is also available at an additional cost. | |
| Step 4 | Any
interested tenant would complete a standard Rental Application Form and associated Disclosure of Brokerage Relationship Form. They would submit
these to IPM along with a processing fee and a check for the first month's
rent. We would perform a credit check to see their score, payment history and any bankruptcies, delinquent payments or County Court judgements against them. We would also contact their employer and existing landlord for a reference. |

| Step 5 | If all
looks good we would pass the details of the prospective tenant(s) to you
for the final say, unless you delegate this authority to us.
Once approved we would draw up a Deed of Lease along with any associated Lease
Addendum and/or Pet Addendum.
On the rental start date, or as mutually agreed, we would collect the security deposit and any pet deposit if applicable. Also we would check that the tenant(s) had organized a Renter's Insurance policy. We would then do a Walk-Thru of the property with the tenant(s) and hand over the keys. |

| Step 6 | Each
month we will receive the rent check, deduct any maintenance expenses and
our fee and then deposit the balance straight into your bank account.
A statement will be emailed to you to coincide with the payment.
If the rental payment has not been received by the 4th day of the month the tenant will be contacted and reminded. If they do not produce the monies by the 5th day they will be charged a late payment fee equivalent to 10% of the monthly rent. |
